University Hills 2016 Q4 Market Trends in Denver
University Hills is a growing neighborhood on the south east side of Denver. In the 4th quarter of 2016, University Hills had three active listings, nine listings under contract, and there were 36 listings sold. The average sold price of a home was $505,929. 

This area has become more popular due to its proximity to the Light Rail system, just minutes from Cherry Creek and Downtown Denver. Since 1995, home prices have risen around $300,000, with an average price of active listings around $824,667.

University Hills Q1 Market Trends
For quarter one in the University Hills neighborhood in Denver, home sales had an average selling price of $431,679 with a total of 35 homes sold. This reflects a small dip in the amount of homes sold, and also a small dip in the average sold price -- down from 46 sold listings, and $451,532 average sold price from last quarter. The average number of days that homes for sale remained on the market was 40 days, which is a 5-day increase from Q4 2015.

In Q1, the average price of active listings was $558,580, which is down from $561,375 in Q4 of last year. In addition to the 5 active listings, there are 16 under contract listings for Q1.

Historically, this neighborhood is still at an all-time high in terms of price, carrying over from last year.

This price and number sold remains fairly consistent with the previous quarter in this neighborhood with a slight increase in cost and slightly higher number of homes sold. The average number of days home that homes for sale remained on the market was 14 days longer than the previous quarter

The average price of active listings saw an increase from the previous quarter – in Q4, the average price was $561,375, as compared to the Q3 price of $551,661. Historically, this neighborhood is at an all-time high this year overall in terms of price.

For quarter three in the University Hills neighborhood in Denver, home sales had an average selling price of $424,112 for the total of 41 homes sold. This price and number sold remains fairly consistent with the previous quarter in this neighborhood with a slight increase in cost and slightly lower number of homes sold. The average number of days that homes for sale remained on the market was the same as the Hale neighborhood, 21 days.

The average price of active listings saw a decrease from the previous quarter – in Q3 the average price was $551,661 as compared to the Q2 price of $602,893. Historically, this neighborhood is at an all-time high this year overall in terms of price.
