Observatory Park, Denver Neighborhood Guide
Observatory Park (or University Park) is situated in southeast Denver south of Evans between University Blvd and Colorado, just north of Yale Ave. It is comprised of primarily single-family homes ranging from ranch homes to modern Victorian-inspired properties making it a desirable neighborhood for those wishing to live in a calm environment or raise a family. In addition to housing some of the best real estate on the market, Observatory Park has several attractions and restaurants that make the neighborhood one of Denver’s best-kept secrets.

Observatory Park

The most notable neighborhood amenity is Observatory Park itself. Enjoy pick up games of kickball or basketball, savor a picnic on the grass, or take the little ones to the playground that has a solid supply of donated toys. There’s something for everyone here. The added bonus is that the Chamberlin Observatory is housed here and open to the public. It is generally open Tuesday and Thursday evenings and select Saturdays when the moon is at quarter phase. Go inside and check out the large telescope or bring your own to join the dozens of people who regularly go star gazing at the park. Keep up to date and make a plan by viewing the Chamberlin Observatory’s current schedule.

Newman Center for the Performing Arts

The Newman Center for the Performing arts aims to provide high-quality performing arts experiences for University of Denver students and the Colorado community alike. There is something for every lover of the arts here ranging from student opera performances to presenting a number of concerts with some of the world’s most prestigious performers. Chick Corea & Bela Fleck, Jane Monheit, Ladysmith Black Mambazo, and the Russian National Orchestra are just a small handful of performers who have graced the Newman Center Stage. You can view the 2015-2016 schedule and make plans for the future.

Breweries

It’s old news that Colorado is chock-full of some of the best craft beer in the nation. We’ve all heard of New Belgium and its humble beginnings in Fort Collins rising to national recognition, but did you know Observatory Park is home to two incredible local microbreweries? Fermaentra opened in November 2014 and is dedicated to brewing beers “rooted in traditional style, yet amplified to embody the evolution in American craft beer.” They specialize in ales and lagers and always have a rotating tap list that stays up-to-date online. For those wishing to enjoy food with their beverages fear not—they have a rotating cast of some of Denver’s best foods trucks that are also updated weekly so you can plan on enjoying some of your favorite beer and cuisine in tandem.

Bull & Bush has become a Denver staple - currently celebrating its 44th year of business. They opened their doors in 1971 after twin brothers Dean and Dale Peterson cast aside their stockbroker careers to open a brewpub modeled after the original Bull & Bush located in Hampstead Heath, England. It’s homey feel will have patrons enjoying games of darts, sipping on their craft brews ranging from grapefruit pale ale to dunkelweiss and occasionally rounding off their evenings with events like Saturday Night Movies and Sunday Night Jazz.

Jerusalem Restaurant

You probably dismiss any restaurant open until 4 a.m. as a carb-loaded college joint, but Jerusalem is different. Sure, it’s located in the heart of the DU campus and does have lots of college students who frequent it for everything from late night study sessions to post-bar eats, but this place has a long-standing reputation for being one of Denver’s finest, winning the honors of Westword’s best middle eastern restaurant receiving nods from Zagat, and a laundry list of other accolades.  Enjoy one of their signature gyro sandwiches coupled with a cup of potent Arabic coffee and finish your meal with some of their delightful house-made baklava.

3 Expert Tips to Prep Your Montclair Denver Home for Sale

3 Expert Tips to Prep Your Montclair Denver Home for Sale
With the market hot throughout Denver and the surrounding areas, the competition for buyers continues to climb – sellers, on the other hand, should be mindful that although the opportunities are plentiful for selling, some important, albeit small elements could make or break the sale. Don’t let anything get in the way of getting the best price possible for your home. Check out our three tips for prepping your home for sale in the Montclair neighborhood in Denver and the others in the vicinity:
  1. Remember the minor details: Don’t assume that just because minor elements like scratched floorboards, chipped paint, or a bit of dust in the corner of the ceiling won’t be noticed. Be sure to really inspect the space and find all of those very minor, but potentially impression forming aspects and take care of them. You want your home to feel fresh, open, and inviting – make sure you check things like light bulbs and keep cleaning supplies hidden. While you want the space to feel homey, it shouldn’t feel overly busy or cluttered. In addition to the inside of the house, consider your landscaping as well. While it can be difficult in the winter months to have anything remotely like a lush garden, just be sure you have taken the time to prune any plants to look their best and rake the leaves in the yard. These small and simple tasks can help make your home appear polished and presentable.
  2. Don’t Allow the Potential for Surprise: Even if you think your appliances, HVAC, plumbing, and electric setup might seem to be in great shape, be sure to have a thorough inspection performed to find out if there is anything you can improve upon. Simple updates could be beneficial in enhancing your home’s energy efficiency and conservation, which could be an extremely cost effective way of boosting your home’s value. In addition, elements like that will be a great selling point for home buyers, as it will affect their cost on a great way as well. If you do run into any issues that could be a problem, it is best to know about it immediately to either solve the problem or be transparent with your buyers. It pays to be extremely upfront with parts of your home that are anything but perfect – because it feels like a new home to your buyers, they won’t always expect that things aren’t new or in new condition.
  3. Go with the Season: While the most popular time of the year for home buyers is obviously when the weather is optimal, people will search for homes all year round. Those moving to Denver from somewhere hot and humid might wait until later in the year to move to avoid the extreme temperatures. With the seasons being so colorful and picturesque in Denver. Pay attention to the season in which you are selling. In the fall, play up all of those things that people love – notes of cinnamon in the air, cozying up to a fire, or even simply just bringing out those colors that come with the changing and falling of the leaves. In the winter months, keep your walkway shoveled, and keep throw blankets in the area to make the space exude warmth.
Preparing to sell your home can be overwhelming, with a laundry list of things to do and so much to be top of – it is critical to have an agent by your side who truly has your best interest in mind. Don’t leave anything to chance and choose to work with someone who has the experience you need to have success selling your home in Montclair. Let Elevation Realty be your guide in managing those tasks – call us today or learn more about the latest market trends in your area.

Benefits of Using a Hilltop Real Estate Agent

Benefits of Using a Hilltop Real Estate Agent
Different technology and apps online can help with managing home buying and selling, but it’s never an easy undertaking on your own. Working with a real estate agent in Hilltop can drastically change your experience for the better. There are many reasons why working with an agent can help sell or buy your home, but three reasons in particular stand out.
  1. Options and availability: It may seem like all the properties available are listed on sites such as Trulia or Zillow, however it may come as a surprise that some sales are directly through agents and accessed only through the MLS. This is a great resource to not only find properties directly, but to find them quickly. Real estate agents are able to see upcoming listings and properties that you aren’t able to access and will give you more options.
  2. Contracts and terms: Researching the specifics of a contract on review can be done, but it’s time consuming, takes patience, and you still won’t know or understand the complete process. A Hilltop agent can make sure you aren’t buying an overpriced property or getting into something you may regret. They have the experience to spot something that is a steal and something that should send you running in the opposite direction.
  3. Trends and advice: If you aren’t familiar with an area, it can be tricky knowing the trends, especially when moving to a new city. You may find something that seems like a great safe family oriented neighborhood, but the locals may see it as the opposite. Your local real estate agent in Hilltop knows the ins and outs of the neighborhoods, surrounding areas, as well as recreational space and activities surrounding. They can provide you resources on areas that you aren’t familiar with to make sure that you’re searching and buying process goes smoothly.
While agents can provide much more to benefit you in buying or selling your home, the most important fact is that they know the business and the area. It is always a good idea to rely on the experts for other aspects of life, like insurance, car manufacturers, food sources – and finding a place to live should be the same. Contact the experts at Elevation Realty to learn more about Hilltop and the surrounding areas. We can help get you on the right track and make the home selling or buying process smooth and simple.
