The Lowry-Field neighborhood, so named because it sits on the site of the former Lowry Air Force Base, is a North East Denver neighborhood that is dominated by families. Bounded by 11th Avenue to the north, East Alameda to the south, Quebec & Monaco to the west and Dayton & Fulton to the east it is more affordable than nearby neighborhoods like Hilltop, Crestmoor and Park Hill. Lowry features attractions such as an ice rink, a sports complex, plenty of parks and the Wings Over The Rockies Air And Space Museum in addition to countless options for dining and drinking in the ‘hood.

Asking price of sold listings in the fourth quarter of 2017 was $807,267 with an average sale price of $784, 582. 24 homes in Lowry sold in this time period after an average of 73 days on the market.

Lowry Field 2016 Q4 Market Trends in Denver

The market trend update for the Lowry Field neighborhood shows a rapid increase in housing prices from 1995 to 2016. There are currently nine active listing in this area with four listings under contract. There were 24 listings sold in the fourth quarter of 2016 with an average sale price of $725,154. These homes spend an average of 30 days on the market.

In the up and coming Denver neighborhood of Lowry Field, the first quarter of 2016 was on the rise with the average price for active listings resting at $804,262. This is a $3,546 decrease from Q4 of 2015. There were 15 active listings at the end of Q1 and 20 listings under contract. The average price for the listings under contract was significantly lower than the active or sold listings, at $664,736.

For the neighborhood of Lowry Field, 17 homes were sold during Q1, with an average selling price of $706,018. The average time span a property on the market was 53, just a few days longer than in Q4 of 2015.

There were 11 active listings at the end of Q4 and 11 listings under contract. The average price for the listings under contract was significantly lower than the active or sold listings, at $799,852.

At an all-time high in terms of price for homes for sale in Lowry Field, the third quarter continued to sit on the upper echelon historically, with the average price for active listings at $748,307. There were 28 active listings at the end of Q3 and 9 listings under contract. The average price for the listings under contract was significantly lower than the active or sold listings, at $555,400.

For the neighborhood of Lowry Field, 23 homes were sold during Q3, with an average selling price of $693,398. Compared to other neighborhoods like Hale or Goldsmith, the number of days homes were on the market was on the longer end – 30 days on average.
