Lowry Real Estate: Buyer Incentives That Will Make Your Home Sell Faster

Are you trying to sell your home in a hurry? You may think that your only option is to lower the price of your home to make it more appealing to buyers. But, there are several other incentives that you can offer to buyers on the Lowry real estate market. Here are some ideas:

Closing Costs

Buyers pay a significant portion of the closing costs, including the appraisal fee, title insurance, credit report fee, bank processing fee, and notary fee. These fees add up quickly—buyers should expect to pay between 2-5% of the purchase price of the home in closing costs. If you want to draw attention to your home, tell interested buyers that you are willing to pay some of the closing costs that would normally be their responsibility to pay. Furnishings

Filling a new home with furniture can be pricey, so buyers may be willing to take a second look at your house if you offer to include some of the furnishings in the deal. This doesn’t mean you have to give the buyer every item that you own, but you should include a few larger pieces to make the deal worthwhile. Make sure the furniture that you are offering is in fairly good condition, and include pictures of it in the listing so buyers know what to expect.

If you don’t want to give away any of your furniture, consider offering something smaller like window treatments. It’s unlikely that you were planning on using the window treatments in your new home, so put them to good use by offering them to potential buyers.

HOA

Is your home in a HOA community? If so, offering to pay a few months of the HOA fees may attract more buyers to your property. Buyers are typically low on cash after purchasing a home and paying for movers, so the opportunity to save a few hundred dollars for a few months may be very appealing. Before you make this offer, talk to the head of the HOA in your community and make sure that it does not violate any terms of the HOA agreement.  

Country Club

If your home is in a neighborhood with a country club, consider offering buyers a paid membership for one year if they buy your home. Buyers who are new to the area will be very attracted to this offer since it will make it easier for them to meet new people and make connections in the community.

Regardless of which one of these incentives you choose, make sure your agent is actively promoting it so buyers are aware of the offer. Your agent should update the listing as soon as possible to reflect the incentive, which should be one of the first things mentioned in the description of the home.
